TRA: Loan No. xxxxxx2814. IMPORTANT NOTICE TO PROPERTY OWNER: YOU ARE
IN DEFAULT UNDER A DEED OF TRUST, DATED November 23, 2005. UNLESS YOU
TAKE ACTION TO PROTECT YOUR PROPERTY, IT MAY BE SOLD AT A PUBLIC SALE.

appointed Trustee under a Deed of Trust recorded December 02, 2005, as
Instrument No. 372970, in Book xx, Page xx, of the Official Records in
the office at the County Recorder of Emery County, State of Utah,
executed by Menco J Copinga and Kim M Copinga, Husband And Wife, A
Joint Tenants, will sell at public auction to highest bidder, payable
in lawful money of the United States at the time of sale. Successful
bidders must tender a deposit of $5,000 in certified funds to the
trustee at the time of sale, with the balance due by noon the
following business day, at the office of the Trustee. At the main
entrance to the emery county courthouse 560 West 1850 North Castle
Dale Utah all right, title and interest conveyed to and now held by it
under said Deed of Trust in the property situated in said County and
State described as: Beginning at a point south 0.35'29" east 426.70
feet along the east section line, and west 20.24 feet from the
northeast corner of section 14, township 17 south, range 9 east, salt
lake base and meridian; thence south 0.35'29" east 100 feet; thence
west 250.00 feet; thence north 0.35'29" west 100 feet; tenche east
250.00 feet to the point of beginning. (aka lot #2) less any portion
within the road. situate in Emery county, state of Utah. The street
address and other common designation of the real property described
above is purported to be: 185 North 900 West Cleveland  Ut  84518.
Estimated Total Debt as of January 04, 2011 is $120,350.14. The
undersigned Trustee disclaims any liability for any incorrectness of
the street address and other common designation, if any, shown herein.
Said sale will be made without covenant or warranty, express or
implied, regarding title, possession, condition or encumbrances,
including fees, charges and expenses of the Trustee and of the trusts
created by said Deed of Trust, to pay the remaining principal sums of
the note(s) secured by said Deed of Trust.  The current beneficiary of
the Trust Deed as of the date of this notice is: Aurora Loan Services,
Llc. The record owner of the property as of the recording of the
