IMPORTANT NOTICE TO PROPERTY OWNER. YOU ARE IN DEFAULT UNDER A DEED OF
TRUST DATED February 16, 2005. UNLESS YOU TAKE ACTION TO PROTECT YOUR
PROPERTY, IT MAY BE SOLD AT A PUBLIC SALE. IF YOU NEED AN EXPLANATION
OF THIS PROCEEDING, YOU SHOULD CONTACT A LAWYER. On June 3, 2011, at
12:00 p.m., James H. Woodall, as duly appointed Trustee under a Deed
of Trust recorded March 2, 2005, as Entry No. 370260, in Book 319, at
Page 286, of the Official Records in the office at the County Recorder
of Emery County, State of Utah executed by Delynn Mann and Keldon J.
Mann, husband and wife as joint tenants WILL SELL AT PUBLIC AUCTION TO
THE HIGHEST BIDDER, PAYABLE IN LAWFUL MONEY OF THE UNITED STATE AT THE
TIME OF SALE. SUCCESSFUL BIDDERS MUST TENDER A DEPOSIT OF $5,000 IN
CERTIFIED FUNDS TO THE TRUSTEE AT THE TIME OF SALE, WITH THE BALANCE
DUE BY NOON THE FOLLOWING BUSINESS DAY, AT THE OFFICE OF THE TRUSTEE.
At the main entrance of the Emery County District Court, 560 West 1850
North, Castle Dale, Utah all right, title, and interest conveyed to
and now held by it under said Deed to Trust in the the property
situated in said County and State described as: All of Lot 10, Block
3, Day Subdivision, according to the Subdivision Plat thereof recorded
March 11, 1974 in the Emery County Recorder's Office, State of Utah.
The street address and other common designation of the real property
described above is purported to be: 85 East 640 North Castle Dale,
Utah 84513 The undersigned Trustee disclaims any liability for any
incorrectness of the street address and other common designation, if
any, shown herein. Said sale will be made without covenant or
warranty, express or implied, regarding title, possession, condition,
or encumbrances, including fees, charges, expenses of the Trustee and
of the trusts created by said Deed of Trust, to pay the remaining
principle sums of the note(s) secured by said Deed of Trust. The
current beneficiary of the Trust Deed as of the date of this notice is
Deutsche Bank National Trust Company, as Trustee, in trust for the
Registered Holders of Ameriquest Mortgage Securities Inc., Asset
Backed Pass Through Certificates, Series 2005-R3 The record owner of
the property as of the recording of the Notice of Default are Delynn
Mann and Keldon J. Mann, husband and wife as joint tenants Dated:
