The following described property will be sold at public auction to the highest bidder, without warranty as to title, possession, liens or encumbrances, payable in lawful money of the United States, at the main entrance of the Seventh Judicial District Courthouse, Emery County Courthouse, 1850 North 560 West, Castle Dale, Utah, on Thursday, September 22, 2011, at 12:00 Noon, for the purpose of foreclosing a Deed of Trust dated June 5, 2004, executed by TOBIE AMBER KENT and CHRISTOPHER PAUL KENT, as Trustor, in favor of ZIONS FIRST NATIONAL BANK, as Beneficiary, covering real property located in Emery County, State of Utah, and more particularly described as follows:

LOTS 1-B, 1-C, 2-B AND 2-C OF WHAT IS COMMONLY REFERRED TO AS SWAZEY SHORES SUBDIVISION, DESCRIBED AS: BEGINNING AT A POINT 30 FEET SOUTH AND 130 FEET WEST, NORTH QUARTER CORNER, SECTION 7, TOWNSHIP 18 SOUTH, RANGE 6 EAST, SOUTH 200 FEET; WEST 200 FEET; NORTH 200 FEET; EAST 200 FEET TO THE POINT OF BEGINNING.

TOGETHER WITH all existing or subsequently erected or affixed buildings, improvements and fixtures; all easements, rights of way, and appurtenances; all water, water rights and ditch rights (including stock in utilities with ditch or irrigation rights); and all other rights, royalties, and profits relating to the real property, including without limitation all minerals, oil, gas, geothermal and similar matters.

The street address of the property is purported to be 10340 North 2995 West, Orangeville, Utah 84537. The undersigned disclaims any liability for any error in the street address.

The current Beneficiary of the Deed of Trust is ZIONS FIRST NATIONAL BANK and the record owner of the property as of the recording of the Notice of Default is reported to be TOBIE AMBER KENT and CHRISTOPHER PAUL KENT, husband and wife and joint tenants.

Bidders must be prepared to tender to the Successor Trustee a $5,000.00 deposit at the time of the sale with the balance delivered by 12:00 noon the following business day to Trustee's office located at 175 East 400 South, Suite 900, Salt Lake City, Utah 84111. The deposit must be in the form of a cashier's check, bank official check, or U.S. Postal money order, payable to Prince, Yeates & Geldzahler. The balance must be in the form of a cashier's check, bank official check, U.S. Postal money order, or by wire transfer, payable to Prince, Yeates & Geldzahler.

In addition, Beneficiary shall, pursuant to the Utah Commercial Code, cause any personal property described in the Deed in which Beneficiary was granted a lien, to be sold in connection with the real property.

THIS NOTICE IS AN ATTEMPT TO COLLECT A DEBT, AND ANY INFORMATION OBTAINED WILL BE USED FOR THAT PURPOSE.
