The following described property will be sold at public auction to the
highest bidder on November 11, 2011 at 4:00 p.m. at the Emery County
Courthouse, 1850 North 560 West, Castle Dale, UT 84513, in the County
of Emery by BRYAN W. CANNON, as Successor Trustee, and U.S. Bank
National Association, not in its individual capacity, but solely as
Legal Title Trustee for LVS Title Trust I, current Beneficiary, under
the Deed of Trust dated November 7, 2005, made by TRENT D. WILSTEAD
AND NICOLE WILSTEAD, as Trustor recorded November 29, 2005 as Entry
No. 302929 of official records of  EMERY county, given to secure
indebtedness in favor of U.S. Bank National Association, not in its
individual capacity, but solely as Legal Title Trustee for LVS Title
Trust I by reason of certain obligations secured thereby.

	Notice of Default was recorded June 23, 2011 as Entry No. 400160 of
said official records.

	Trustee will sell at public auction to the highest bidder payable in
lawful money of the United States, without warranty as to title,
possession or encumbrances.  Bidders must be prepared to tender the
purchase price in the amount bid within 24 hours of the sale by
cashiers check.

	The address of the property is purported to be 181 South 300 East,
Huntington, Utah 84528, more particularly described as follows:

LOT 2, JUSTICE SUBDIVISION, ACCORDING TO THE SUBDIVISION PLAT THEREOF
RECORDED OCTOBER 4, 1979, AS ENTRY NO. 286631, SITUATE IN EMERY
COUNTY, STATE OF UTAH. 01-0208-0002, 

	The undersigned disclaims liability for any error in the address. 
The record owner(s) of the property as of the recording of the Notice
of Default are Trent D. Wilstead and Nicole Wilstead.

	This sale is for the purpose of paying obligations secured by said
Deed of Trust including fees, charges and expenses of Trustee,
advances, if any, under the terms of said Deed of Trust, interest
thereon and the unpaid principal of the note secured by said Deed of
Trust with interest thereon as in said note and by law provided.

	Bidders must tender to the trustee a $5,000.00 deposit at the sale
and the balance of the purchase price by 12:00 noon the day following
the sale.  The deposit must be in the form of a bank or credit union
cashier's check or bank official check payable to Bryan W. Cannon and
Associates.  The balance must be in the form of a wire transfer, bank
or credit union cashier's check, bank official check or U.S. Postal
money order payable to Bryan W. Cannon and Associates.  Cash payments
are not accepted.  A trustee's deed will be delivered to the
successful bidder within three business days after receipt of the
amount bid.
