NOTICE OF TRUSTEE'S SALE

	The following described real property will be sold at public auction
to the highest bidder, purchase price payable in lawful money of the
United States of America at the time of sale, 111 at the main entrance
of the Seventh Judicial District Courthouse, 560 West 1850 North,
Castle Dale,  Utah, on Friday,  July 13, 2012, at the hour of 12:00
noon of that day for the purpose of foreclosing a deed of trust
originally executed by Brent Fairbanks and Heather Fairbanks, in favor
of Mortgage Electronic Registration Systems, Inc., as nominee for CMG
Mortgage, Inc., its successors and assigns, covering real property
located at approximately 95 South 200 East, Orangeville, Emery County,
Utah, and more particularly described as:

BEGINNING 367.5 FEET SOUTH AND 90 FEET WEST OF THE NORTHEAST CORNER OF
THE SOUTHWEST ¼ OF SECTION 29, TOWNSHIP 18 SOUTH, RANGE 8 EAST,
SALT LAKE BASE AND MERIDIAN, AND RUNNING THENCE WEST 124.5 FEET;
THENCE SOUTH 111 FEET; THENCE EAST 124.5 FEET; THENCE NORTH 111 FEET
TO THE POINT OF BEGINNING.

	The current beneficiary of the trust deed is CitiBank, N.A., as
Trustee for Certificateholders of Bear Stearns Second Lien Trust
2007-1, Mortgage-Backed Certificates, Series 2007-1, and the record
owner of the property as of the recording of the notice of default is
Brent Fairbanks.  The trustee's sale of the aforedescribed real
property will be made without warranty as to title, possession, or
encumbrances.  Bidders must be prepared to tender $20,000.00 in
certified funds at the sale and the balance of the purchase price in
certified funds by 10:00 a.m. the following business day.  The trustee
reserves the right to void the effect of the trustee's sale after the
sale based upon information unknown to the trustee at the time of the
sale, such as a bankruptcy filing, a loan reinstatement, or an
agreement between the trustor and beneficiary to postpone or cancel
the sale.  If so voided, the only recourse of the highest bidder is to
receive a full refund of the money paid to the trustee.  THIS IS AN
ATTEMPT TO COLLECT A DEBT. ANY INFORMATION OBTAINED WILL BE USED FOR
THAT PURPOSE.
