NOTICE OF TRUSTEE'S SALE

	The following described property will be sold at public auction to
the highest bidder, payable in lawful money of the United States at
the time of sale, on the 16th day of September, 2013, at 9:00 a.m.
outside the front doors of the Seventh District Court house located at
1850 N. 560 W. Castle Dale, UT 84513 by or on behalf of Bill O. Heder,
successor Trustee under that Deed of Trust with assignment of rents
dated December 31, 2008 executed by the Christopher P. Kent and Tobie
A. Kent, as Trustor, in favor of Meridian Title Company (original
Trustee) and Sterling Ronald Snow and Maria Elena Snow, husband and
wife, (original Beneficiaries) filed for recording on March 2, 2011 as
Entry No. 399411 in the Book of Official Records of the Emery County
Recorder, encumbering property described as follows:

N 10340 W: 2995 - LOTS 1-B, 1-C, 2-B, & 2C OF WHAT IS COMMONLY
REFERRED TO AS SWAZEY SHORES SUBDIVISION, DESCRIBED AS: BEG AT A PT 30
FT S & 130 FT W, N/COR, SEC 7, TWP 18 S, R 6 E;S 200 FT; W 200 FT; N
200 FT; E 200 FT TO BEG .092 ACRES. 

Parcel no. 04-004A-001B.

	Bidders at auction must tender to the Trustee $5,000.00 in the form
of a bank check from an individual made payable to MacArthur, Heder &
Metler, PLLC as a deposit at the sale, with the balance of the
purchase price being due and payable by 5:00 p.m. the day following
the sale. The balance must be in the form of either wire transfer,
cashier's check or certified funds payable to MacArthur, Heder &
Metler, PLLC. Cash payments will not be accepted.

	This Trustee's Sale is subject to bankruptcy filing, payoff or
reinstatement or any other condition of which the Trustee is not aware
that would cause the cancellation of this sale. If any of these
conditions exist but are unknown to the Trustee at time of sale, this
sale will be null and void, the successful bidder's funds shall be
returned, and the Trustee and the Beneficiary shall not be liable to
the successful bidder for any damages. Once a bidder is successful,
their deposit is non-refundable.
