Wilstead,Trent D. IMPORTANT NOTICE TO PROPERTY OWNER YOU ARE IN
DEFAULT UNDER A DEED OF TRUST, DATED November 07, 2005 UNLESS YOU TAKE
ACTION TO PROTECT YOUR PROPERTY, IT MAY BE SOLD AT A PUBLIC SALE.  IF
YOU NEED AN EXPLANATION OF THE NATURE OF THE PROCEEDING AGAINST YOU,
YOU SHOULD CONTACT A LAWYER. On July 31, 2014, at 12:00pm, James H.
Woodall, as duly appointed Trustee under and pursuant to Deed of Trust
recorded November 29, 2005, as inst. No. 372929, in book xx, page xx,
of Official Records in the office of the County Recorder of Emery
County, State of Utah executed by Trent D. Wilstead and Nicole
Wilstead, Husband And Wife  WILL SELL AT PUBLIC AUCTION TO HIGHEST
BIDDER, PAYABLE IN LAWFUL MONEY OF THE UNITED STATES AT THE TIME OF
SALE, (Successful bidders must tender a deposit of $20,000 in
certified funds to the Trustee at the time of sale, with the balance
due by noon the following business day, at the office of the Trustee),
At the main entrance to the emery county courthouse 560 West 1850
North Castle Dale, Utah all right, title and interest conveyed to and
now held by it under said Deed of Trust in the property situated in
said County and State described as: All of lot 2, justice subdivision
according to the subdivision plat thereof recorded Cctober 4, 1979 at
3:54pm as entry no. 286631 The street address and other common
designation, if any, of the real property described above is purported
to be: 181 South 300 East Huntington  Ut  84528  Estimated Total Debt
as of July 31, 2014 is $140,476.98. The undersigned Trustee disclaims
any liability for any incorrectness of the street address and other
common designation, if any, shown herein.  Said sale will be made, but
without covenant or warranty, express or implied, regarding title,
possession, condition, or encumbrances, including fees, charges and
expenses of the Trustee and of the trusts created by said Deed of
Trust, to pay the remaining principle sums of the note(s) secured by
said Deed of Trust.  The current beneficiary of the Trust Deed as of
the date of this notice is: U.s. Bank National Association, Not In Its
Individual Capacity, But Solely As Legal Title Trustee For Lvs Title
Trust I  and the record owners of the property as of the recording of
the Notice of Default is/are: Trent D Wilstead and Nicole Wilstead.
