NOTICE OF PUBLIC HEARING
Behunin Minor Subdivision

	The Emery County Building & Zoning Department will hold a public
hearing on Monday, August 4, 2013 at 8:30 am in the Planning & Zoning
Office, 2nd Floor, 75 East Main Street, Castle Dale, Utah, to receive
input on a proposed 1 lot minor subdivision located at approximately
990 W Mill Rd, Ferron, Utah.  The subdivision application was received
from Minnie Anice Behunin.

	The proposed subdivision is for the following property within Emery
County.
	
	Beginning at a point which is 30.00 feet East from the Southwest
corner of the Northeast quarter of the Northeast quarter of Section 8,
T 20 S, R 7 E, SLB&M; thence N 00025'02" W, 230.00 feet; thence N
89020'20" E, 476.61 feet; thence South 230.00 feet; thence S 89020'20"
W 477.25 feet to the point of beginning.

SUBJECT TO:

	A right-of-way along the south side of the above described property
for Mill Road.
	A water line easement 10 feet wide, 10 feet on the east side of the
following described line: Beginning at a point which is N 89020'20" E,
30.00 feet along 40 acre line from the Southwest corner of the
Northeast quarter of the Northeast quarter of Section 8, T 20 S, R 7
E, SLB&M; thence N 00025'02" W, 230.00 feet to the north line of the
above described property.
	A power easement 10 feet wide, 5 feet on each side of the following
described center line: Beginning at a point which is N 89020'20" E,
258.75 feet along 40 acre line and N 00025'02" W, 20.46 feet from the
Southwest corner of the Northeast quarter of the Northeast quarter of
Section 8, T 20 S, R 7 E, SLB&M, said point being at an existing
service pole; thence N 09052'28" W, 212.28 feet along an existing
underground power cable to the north line of the above described
property.
	An irrigation easement 20 feet wide, 10 feet on each side of the
following described center line:  Beginning at a point which is N
89020'20" E, 267.77 feet along 40 acre line and N 00025'02" W, 26.26
feet from the Southwest corner of the Northeast quarter of the
Northeast quarter of Section 8, T 20 S, R 7 E, SLB&M, said point being
at an existing valve; thence N 81055'34" W, 4.51 feet along an
existing irrigation line; thence N 19049'45" W, 21.10 feet along said
irrigation line; thence N 20031'15" W, 31.21 feet along said
irrigation line; thence N 89004'26" W, 54.73 feet along said
irrigation line; thence N 03019'15" W, 106.06 fee along said
irrigation line to the north line of the above described property. 
Containing 2.52 acres more or less.

	Following the public hearing, the Zoning Administrator, serving as
the Land Use Authority will consider approval of the application for
the subdivision.
