The following described property will be sold at public auction to the
highest bidder, payable in lawful money of the United States at the
time of the sale, "at the South Main Entrance, Emery County
Courthouse, 95 East Main Street, Castle Dale, Utah", on April 15,
2010, at 1:00 PM, of said day, for the purpose of foreclosing a trust
deed dated January 18, 2007 and executed by RANDY LARSEN, A MARRIED
MAN, as Trustor(s) in favor of MORTGAGE ELECTRONIC REGISTRATION
SYSTEMS, INC. as Beneficiary, covering the following real property
located in Emery County:
BEGINNING 49.5 FEET EAST AND 443 FEET SOUTH OF THE NORTHWEST CORNER OF
THE NE1/4 NW1/4 SECTION 32, TOWNSHIP 18 SOUTH, RANGE 8 EAST, SLB&M,
BEING ON THE SOUTH BOUNDARY OF LA VON J. REID, THENCE SOUTH 65 FEET TO
THE NORTH BOUNDARY OF EARL J. LUKE AND ILENE LUKE, THENCE EAST 723.3
FEET; THENCE SOUTH 222 FEET; THENCE EAST 569.5 FEET TO EAST LINE OF
SAID NE1/4 NW1/4; THENCE NORTH 488 FEET, TO A POINT SOUTH 214.5 FEET
OF THE NORTHEAST CORNER OF SAID SECTION; THENCE WEST 606.38 FEET;
THENCE SOUTH 15.4 FEET TO A POINT SOUTH 264 FEET AND WEST 606.38 FEET
FROM SAID NE CORNER; THENCE SOUTH 89.26' WEST 439 FEET, ALONG DAVIS
SOUTH BOUNDARY TO LA VON J. REID EAST LINE; THENCE SOUTH 76.8 FEET;
THENCE EAST 6.5 FEET; THENCE SOUTH 63 FEET; THENCE NORTH 89.20' WEST,
119.5 FEET; THENCE SOUTH 41 FEET; THENCE NORTH 89.20' WEST, 123.2
FEET, MORE OR LESS TO THE POINT OF BEGINNING.
Together with all the improvements now or hereafter erected on the
property, and all easements, appurtenances, and fixtures now or
hereafter a part of the property.

The address of the property is purported to be 595 SOUTH MAIN,
ORANGEVILLE, UT 84537. The undersigned disclaims liability for any
error in the address. The current Beneficiary of the trust deed is BAC
HOME LOANS SERVICING, LP FKA COUNTRYWIDE HOME LOANS SERVICING LP, and
the record owners of the property as of the recording of the notice of
default is reported to be RANDY LARSEN, A MARRIED MAN.
Bidders must be prepared to tender to the trustee, RECONTRUST
COMPANY, N.A., $5,000.00 at the sale and the balance of the purchase
price by 12:00 noon the day following the sale and deliverable to:
Matheson, Mortensen, et al., 648 East First South, Salt Lake City, UT
84102. Both payments must be in the form of a cashier's check or
money order and made payable to RECONTRUST COMPANY, N.A., cash and
Bank "Official Checks" are not acceptable. A trustee's deed will be
made available to the successful bidder within three business days
following receipt of the bid amount. The sale is made without any
warranty whatsoever, including but not limited to any warranty as to
title, liens, possession, taxes, encumbrances, or condition of the
property. The sale is subject to a workout reinstatement, payoff,
sale cancellation or postponement, incorrect bidding instructions,
bankruptcy, or any other circumstance of which the trustee is unaware.
In the event any of the foregoing apply, the sale will be void and
the successful bidder's funds will be returned without any liability
to the trustee or beneficiary for interest or any other damages.
