The following described property will be sold at public auction to the
highest bidder, payable in lawful money of the United States, at the
Main Entrance of the Emery County Courthouse located at 1850 North 560
West, Castle Dale, Utah 84513 on May 27, 2010  at 10:00 a.m. for the
purpose of foreclosing a Deed of Trust originally  dated May 18, 1989
and recorded on May 25, 1989 in Book 178 at Page 123, Entry no.
323314, executed by Mervin Lynn Miles and Laura L. Miles, as (Trustor)
and  the U.S.A., acting through the Farmers Home Administration, U.S.
Dept. of Agriculture, as (Trustee and Beneficiary). 

	The current Beneficiary of the above named Trust Deed is: "United
States of America, acting through the Rural Housing Service, United
States Department of Agriculture, as successor in interest to the
Farmers Home Administration, United States Department of Agriculture,
State of Utah" and The current Trustee is: "South Eastern Utah Title
Company" and The current record owners of the property is: "Mervin
Lynn Miles aka Mervin L. Miles".

	Said Trust Deed covers the following property  located in Emery
County and is described as follows:

      Beginning 214.5 feet South of the Southeast corner of Lot 4,
Block 24, Castle Dale Townsite Survey; thence North 80 feet; thence
West 100 feet; thence South 80 feet; thence East 100 feet to the point
of beginning.
	Said land being situated in the Northwest Quarter of the Southeast
Quarter of Section 33, Township 18 South, Range 8 East, SLBM.
(Only a part of Tax Parcel No.:  1-3B-30)	
 	       
	The address of the property is purported to be 25 North 300 West,
Castle Dale, Utah 84513.  The undersigned disclaims liability for any
error in the address. 

	The credit bid will be approximately $66,787.00, additional fees may
be added.  Bidders must be prepared to tender to the trustee $5,000.00
at the sale and the balance of the purchase price by 10:00 a.m. the
day following the sale.  Both payments must be in the form of a bank
or credit union cashier's check, wire transfer or certified funds
payable to South Eastern Utah Title Company.   

NOTICE IS HEREBY GIVEN THAT THIS COMPANY IS ATTEMPTING TO COLLECT A
DEBT AND ANY INFORMATION OBTAINED WILL BE USED FOR THAT PURPOSE.
