The following described property will be sold at public auction to the
highest bidder, payable in lawful money of the United States at the
time of sale, at the Emery County Courthouse, 1850 North 560 West,
Castle Dale, UT 84513, on August 17, 2010, at 10:00 a.m. of said day,
for the purpose of foreclosing a trust deed dated March 7, 2006, and
executed by JAMESON D. WARD, as Trustor, in favor of MORTGAGE
ELECTRONIC REGISTRATION SYSTEMS, INC., as Beneficiary, which Trust
Deed was recorded on March 8, 2006, as Entry No. 373603, in the
Official Records of Emery County, State of Utah covering real property
purportedly located at 400 North Mill Dam Road, Orangeville, Utah 
84537 in Emery County, Utah, and more particularly described as:

BEGINNING AT A POINT WHICH IS SOUTH 87.09'24" WEST, 57.83 FEET AND
SOUTH 28.41'18" EAST, 524.7 FEET FROM THE NORTHWEST CORNER OF THE
NORTHEAST QUARTER OF SECTION 30, TOWNSHIP 18 SOUTH, RANGE 8 EAST, SALT
LAKE BASE AND MERIDIAN, AND RUNNING THENCE EAST 256.49 FEET; THENCE
SOUTH 28.41'18" EAST 193.6 FEET; THENCE WEST 256.49 FEET; THENCE NORTH
28.41'18" WEST 193.6 FEET TO THE POINT OF BEGINNING.

EXCEPTING THEREFROM THOSE OIL, GAS, AND/OR OTHER MINERALS OR MINERAL
RIGHTS WHICH WERE PREVIOUSLY RESERVED OR CONVEYED.
1997 CHAMPION MODEL 567 SERIAL #16-97-567-5051, WHICH IS AFFIXED AND
ATTACHED TO THE LAND AND IS PART OF THE REAL PROPERTY.

	The current Beneficiary of the trust deed is MORTGAGE ELECTRONIC
REGISTRATION SYSTEMS, INC., and the record owner of the property as of
the recording of the Notice of Default is JAMESON D. WARD.

	Bidders must tender to the trustee a $5,000.00 deposit at the sale
and the balance of the purchase price by 2:00 p.m. the day following
the sale.  Both the deposit and the balance must be paid to Lincoln
Title Insurance Agency in the form of a wire transfer, cashier's check
or certified funds.  Cash payments, personal checks or trust checks
are not accepted.
