J. Lemieux Jr. IMPORTANT NOTICE TO PROPERTY OWNER. YOU ARE IN DEFAULT
UNDER A DEED OF TRUST DATED December 29, 1995. UNLESS YOU TAKE ACTION
TO PROTECT YOUR PROPERTY, IT MAY BE SOLD AT A PUBLIC SALE. IF YOU NEED
AN EXPLANATION OF THIS PROCEEDING, YOU SHOULD CONTACT A LAWYER. On
September 07, 2010 at 12:00 p.m., James H. Woodall, as duly appointed
Trustee under a Deed of Trust recorded January 10, 1996, as Entry No.
341153 in Book 220 at Page 232 of the Official Records in the office
at the County Recorder of Emery County, State of Utah executed by Tony
J. Lemieux Jr. WILL SELL AT PUBLIC AUCTION TO THE HIGHEST BIDDER,
PAYABLE IN LAWFUL MONEY OF THE UNITED STATE AT THE TIME OF SALE.
SUCCESSFUL BIDDERS MUST TENDER A DEPOSIT OF $5,000 IN CERTIFIED FUNDS
TO THE TRUSTEE AT THE TIME OF SALE, WITH THE BALANCE DUE BY NOON THE
FOLLOWING BUSINESS DAY, AT THE OFFICE OF THE TRUSTEE. At the main
entrance of the Emery County District Court, 560 West 1850 North,
Castle Dale, Utah all right, title, and interest conveyed to and now
held by it under said Deed to Trust in the the property situated in
said County and State described as: All of Lots 1, 2, 3, and 4 Block
18, First Division of Green River, according to the Official Plat
thereof, recorded as Entry No. 14308, Records of Emery County
Recorder. The street address and other common designation of the real
property described above is purported to be: 185 West Pirate Avenue
(400 North) Green River, UT 84525 The undersigned Trustee disclaims
any liability for any incorrectness of the street address and other
common designation, if any, shown herein. Said sale will be made
without covenant or warranty, express or implied, regarding title,
possession, condition, or encumbrances, including fees, charges,
expenses of the Trustee and of the trusts created by said Deed of
Trust, to pay the remaining principle sums of the note(s) secured by
said Deed of Trust. The current beneficiary of the Trust Deed as of
the date of this notice is Green Tree Financial Servicing Corporation
The record owner of the property as of the recording of the Notice is
