The following described property will be sold at public auction to the
highest bidder, payable in lawful money of the United States at the
time of the sale, "at the South Main Entrance, Emery County
Courthouse, 95 East Main Street, Castle Dale, Utah", on October 5,
2010, at 1:00 PM, of said day, for the purpose of foreclosing a trust
deed dated October 25, 2004 and executed by WESLEY B SHEPHERD A
MARRIED MAN, as Trustor(s) in favor of COUNTRYWIDE HOME LOANS, INC as
Beneficiary, covering the following real property located in Emery
County:

PARCEL 1: BEGINNING at the Southeast Corner of the Southwest Quarter
of the Southwest Quarter of Section 9, Township 17 South, Range 9
East, Salt Lake Base and Meridian, said point of beginning being
monumented with a pipe and brass cap set by a B.L.M. Survey; thence
South 0.51'49" East 289.58 feet; thence North 89.55' West 200 feet;
thence North 0.51'49" West 1145.30 feet to a point on the center line
of the North Ditch; thence South 61.09'57" East 230.21 feet along the
center line of said ditch; thence South 0.51'49" East 744.97 feet to
the point of beginning.

Being a part of the Southwest Quarter of the Southwest Quarter of said
Section 9, and a part of the Northwest Quarter of the Northwest
Quarter of Section 16, of said Township and Range.

EXCEPTING therefrom all oil, gas and other minerals and mineral rights
in and to said lands.

PARCEL 2: COMMENCING at the South 1/16 Corner for Section 8 and 9,
Township 17 South, Range 9 East, Salt Lake Base and Meridian,
monumented with a brass cap and pipe; thence North 89.50'57" East
874.59 feet along the North line of the Southwest Quarter of the
Southwest Quarter of Section 9 to a point monumented with a 1/2"
galvanized pipe with an elbow attached said point being the point of
beginning; thence North 89.50'57" East 465.70 feet to a point
monumented with a 1/2" galvanized pipe, said point being the Northeast
Corner of the Southwest Quarter of the Southwest Quarter of Section 9;
thence South 0.51'49" East 590.39 feet along the East line of the
Southwest Quarter of the Southwest Quarter of Section 9 to a point on
the centerline of the North ditch; thence North 61.09'57" West 366.11
feet along the centerline of said ditch; thence North 60.21'14" West
101.96 feet along the centerline of said ditch; thence North 76.30'09"
West 111.14 feet along the centerline of said ditch; thence North
7.15'28" East 338.87 feet along an existing fence line to the point of
beginning.

Being a part of the Southwest Quarter of the Southwest Quarter of said
Section 9.

Together with a right of way disclosed in a Right of Way Grant
executed by Bureau of Land Management, in favor of Gary L. Dockman,
for construction, use and maintenance of access road, 28' wide and
1,584' long (Linear R/W across Township 17 South, Range 9 East Salt
Lake Meridian, Section 9, Northwest Quarter of the Southwest Quarter),
said right of way granted recorded May 20, 1981, as Entry No. 294579,
in Book 121, at Page 763, of Official Records.

ALSO: Together with a right of way UTU-57137.

EXCEPTING therefrom all oil, gas and other minerals and mineral rights
in and to said Lands.

Together with all the improvements now or hereafter erected on the
property, and all easements, appurtenances, and fixtures now or
hereafter a part of the property.

Tax Parcel No.: 03-0058-0007 & 03-0058-0008 & 03-0065-0024

	The address of the property is purported to be 2375 WEST WHITE LANE,
HUNTINGTON, UT 84528. The undersigned disclaims liability for any
error in the address. The current Beneficiary of the trust deed is
COUNTRYWIDE HOME LOANS SERVICING, L.P., and the record owners of the
property as of the recording of the notice of default is reported to
be WESLEY B SHEPHERD A MARRIED MAN.

	Bidders must be prepared to tender to the trustee, RECONTRUST
COMPANY, N.A., $5,000.00 at the sale and the balance of the purchase
price by 12:00 noon the day following the sale and deliverable to:
Matheson, Mortensen, et al., 648 East First South, Salt Lake City, UT
84102.  Both payments must be in the form of a cashier's check or
money order and made payable to RECONTRUST COMPANY, N.A., cash and
Bank "Official Checks" are not acceptable.  A trustee's deed will be
made available to the successful bidder within three business days
following receipt of the bid amount.  The sale is made without any
warranty whatsoever, including but not limited to any warranty as to
title, liens, possession, taxes, encumbrances, or condition of the
property.  The sale is subject to a workout reinstatement, payoff,
sale cancellation or postponement, incorrect bidding instructions,
bankruptcy, or any other circumstance of which the trustee is unaware.
 In the event any of the foregoing apply, the sale will be void and
the successful bidder's funds will be returned without any liability
to the trustee or beneficiary for interest or any other damages.

NOTICE IS HEREBY GIVEN THAT RECONTRUST COMPANY, N.A. IS ATTEMPTING TO
COLLECT A DEBT AND ANY INFORMATION OBTAINED WILL BE USED FOR THAT
PURPOSE, AND THAT THE DEBT MAY BE DISPUTED.
