NOTICE OF TRUSTEE'S SALE

    
  

	The following described real property will be sold at public auction
to the highest bidder, purchase price payable in lawful money of the
United States of America at the time of sale, 111 at the main entrance
of the Seventh Judicial District Courthouse, 560 West 1850 North,
Castle Dale,  Utah, on Monday,  July 2, 2012, at the hour of 12:00
noon of that day for the purpose of foreclosing a deed of trust
originally executed by Charles E. Deto, in favor of Mortgage
Electronic Registration Systems, Inc., as nominee for Bank of Utah,
its successors and assigns, covering real property located at
approximately 905 East Bench Road, Ferron, Emery County, Utah, and
more particularly described as:

BEGINNING AT A POINT EAST 623.31 FEET ALONG THE CENTER SECTION LINE
FROM THE SOUTHWEST CORNER OF THE NORTHWEST QUARTER OF SECTION 11,
TOWNSHIP 20 SOUTH, RANGE 7 EAST, SALT LAKE BASE AND MERIDIAN; AND
RUNNING THENCE EAST 95 FEET ALONG SAID CENTER SECTION LINE; THENCE
NORTH 173 FEET; THENCE WEST 95 FEET; THENCE SOUTH 173 FEET TO THE
POINT OF BEGINNING.

LESS ROAD RIGHT OF WAY ALONG THE SOUTH BOUNDARY OF THE ABOVE DESCRIBED
LAND.  01-114A-0010

	The current beneficiary of the trust deed is JPMorgan Chase Bank,
National Association, and the record owner of the property as of the
recording of the notice of default is Charles E. Deto.  The trustee's
sale of the aforedescribed real property will be made without warranty
as to title, possession, or encumbrances.  Bidders must be prepared to
tender $20,000.00 in certified funds at the sale and the balance of
the purchase price in certified funds by 10:00 a.m. the following
business day.  The trustee reserves the right to void the effect of
the trustee's sale after the sale based upon information unknown to
the trustee at the time of the sale, such as a bankruptcy filing, a
loan reinstatement, or an agreement between the trustor and
beneficiary to postpone or cancel the sale.  If so voided, the only
recourse of the highest bidder is to receive a full refund of the
money paid to the trustee.  THIS IS AN ATTEMPT TO COLLECT A DEBT. ANY
INFORMATION OBTAINED WILL BE USED FOR THAT PURPOSE.
