NOTICE OF TRUSTEE'S SALE
The following described real property will be sold at public auction
to the highest bidder, purchase price payable in lawful money of the
United States of America at the time of sale, 111 1at the main
entrance of the Seventh Judicial District Courthouse, 560 West 1850
North, Castle Dale, Utah, on Friday, December 14, 2012, at the hour
of 12:00 noon of that day for the purpose of foreclosing a deed of
trust originally executed by Christian Bluemel, in favor of Mortgage
Electronic Registration Systems, Inc., as nominee for Utah Mortgage
Loan Corporation, its successors and assigns, covering real property
located at approximately 390 South 400 West, Ferron, Emery County,
Utah, and more particularly described as:
COMMENCING AT THE SOUTHEAST CORNER OF PARCEL 23, PLAT "B", FERRON
TOWNSITE SURVEY, SAID POINT BEING SOUTH 0Â°39'50" EAST, 2236.08 FEET
AND SOUTH 89Â°20'10" WEST, 49.50 FEET FROM THE NORTHEAST CORNER OF
THE NORTHWEST QUARTER OF SECTION 16, TOWNSHIP 20 SOUTH, RANGE 7 EAST,
SALT LAKE BASE AND MERIDIAN, UTAH; THENCE NORTH 0Â°39'50" WEST
237.39 FEET ALONG THE EAST LINE OF SAID PARCEL 23, TO THE POINT OF
BEGINNING, SAID POINT BEING AT THE SOUTHEAST CORNER OF THE PROPERTY
OWNED BY FLORENCE E. AVERY-ÂBAILEY; THENCE NORTH 89Â°13'22" WEST
113.23 FEET ALONG AN EXISTING FENCE LINE TO A FENCE CORNER; THENCE
NORTH 1Â°40'39" EAST 162.89 FEET ALONG AN EXISTING FENCE LINE;
THENCE NORTH 89Â°20'10" EAST 106.54 FEET TO THE EAST LINE OF SAID
PARCEL 23; THENCE SOUTH 0Â°39'50" EAST 165.61 FEET ALONG SAID EAST
LINE TO THE POINT OF BEGINNING.
EXCEPTING THEREFROM ALL OIL, GAS, AND OTHER MINERALS AND MINERAL
RIGHTS IN AND TO SAID LANDS.
SITUATE IN EMERY COUNTY, STATE OF UTAH.
The current beneficiary of the trust deed is JPMorgan Chase Bank,
National Association, and the record owner of the property as of the
recording of the notice of default is Christian Bluemel and Lisa Day.
The trustee's sale of the aforedescribed real property will be made
without warranty as to title, possession, or encumbrances. Bidders
must be prepared to tender $20,000.00 in certified funds at the sale
and the balance of the purchase price in certified funds by 10:00 a.m.
the following business day. The trustee reserves the right to void
the effect of the trustee's sale after the sale based upon information
unknown to the trustee at the time of the sale, such as a bankruptcy
filing, a loan reinstatement, or an agreement between the trustor and
beneficiary to postpone or cancel the sale. If so voided, the only
recourse of the highest bidder is to receive a full refund of the
money paid to the trustee. THIS IS AN ATTEMPT TO COLLECT A DEBT. ANY
INFORMATION OBTAINED WILL BE USED FOR THAT PURPOSE.
