    NOTICE OF TRUSTEE'S SALE

	The following described real property will be sold at public auction
to the highest bidder, purchase price payable in lawful money of the
United States of America at the time of sale, 111 at the main entrance
of the Seventh Judicial District Courthouse, 560 West 1850 North,
Castle Dale,  Utah, on Friday,  April 12, 2013, at the hour of 12:00
noon of that day for the purpose of foreclosing a deed of trust
originally executed by Brent M. Barney, in favor of Chase Manhattan
Mortgage Corporation, covering real property located at approximately
680 (formally 711) North State Street, Ferron, Emery County, Utah, and
more particularly described as:

BEGINNING NORTH 89°34' EAST 455 FEET, (BEING ON EAST BOUNDARY OF
STATE HIGHWAY), NORTHWEST CORNER, SECTION 10, TOWNSHIP 20 SOUTH, RANGE
7 EAST, SALT LAKE BASE AND MERIDIAN; THENCE EAST 700 FEET, MORE OR
LESS, TO WEST BOUNDARY OF COUNTY ROAD; THENCE SOUTH ALONG WEST
BOUNDARY OF COUNTY ROAD 364.308 FEET, MORE OR LESS; THENCE WEST 808.23
FEET, MORE OR LESS, TO STATE HIGHWAY EAST BOUNDARY; THENCE NORTH
22°09' EAST 447 FEET, MORE OR LESS, ALONG STATE HIGHWAY TO
BEGINNING. (01-113B-0031)
EXCEPTING THEREFROM ALL COAL, OIL, GAS AND/OR ANY OTHER MINERALS.

	The current beneficiary of the trust deed is and the record owner of
the property as of the recording of the notice of default is Brent M.
Barney.  The trustee's sale of the aforedescribed real property will
be made without warranty as to title, possession, or encumbrances. 
Bidders must be prepared to tender $20,000.00 in certified funds at
the sale and the balance of the purchase price in certified funds by
10:00 a.m. the following business day.  The trustee reserves the right
to void the effect of the trustee's sale after the sale based upon
information unknown to the trustee at the time of the sale, such as a
bankruptcy filing, a loan reinstatement, or an agreement between the
trustor and beneficiary to postpone or cancel the sale.  If so voided,
the only recourse of the highest bidder is to receive a full refund of
the money paid to the trustee.  THIS IS AN ATTEMPT TO COLLECT A DEBT.
ANY INFORMATION OBTAINED WILL BE USED FOR THAT PURPOSE.
